This is an approximate figure based on the 2026 fee rate (Schedule (4) annexed to Fees Act No. 492). It does not include the land registry service charge or any mortgage registration fee. The fee is calculated on the higher of the declared price and the property tax value; the land registry office sets the final amount.

When and How Is the Title Deed Fee Paid?

The title deed fee is paid, before the transfer, through a bank or to the tax office; the land registry does not complete the transfer until payment is made. The buyer and seller each pay their own share separately, and the statutory liability rests with both parties even if one agrees to cover the other's share.

The Risk of Declaring a Low Price

Declaring a price on the title deed lower than the actual sale price does not only result in an underpaid fee; it can also trigger a tax-loss penalty under the Tax Procedure Law No. 213. The declared price may not be lower than the property's real estate tax value — this tool also calculates the fee on whichever of the two figures is higher.

Where to Find the Real Estate Tax Value

The property's real estate tax value can be obtained from the municipality where it is located, by requesting a 'real estate tax value certificate'; this value is based on the assessed value the municipality updates each year and is generally lower than market value. Obtaining this certificate before the title deed transaction shows in advance which figure the fee will be calculated on.

Exception: Property Passing Through Inheritance

This tool calculates the title deed fee for sale transactions only. Property passing through inheritance is not subject to the title deed fee but to a separate tax, inheritance and transfer tax (Law No. 7338), which is calculated at different rates and through a different declaration process.

Can Liability for the Fee Be Reallocated by Agreement?

The buyer and seller may agree between themselves that one party will pay the entire fee; however, this is only an internal arrangement between them. Statutory liability to the tax office rests with both parties regardless, and if one fails to pay, the tax office may pursue the other.
